Communal areas
Communal areas are the first thing anybody sees and the last thing anybody wants to pay for. They get done on a routine, to a standard written down for the development, so the second floor stairwell is not treated differently from the front entrance.
Where a piece of ground or a service sits with somebody else — the council, a neighbouring freeholder, a utility — we say so plainly and tell you who to go to, rather than quietly leaving it.

How it works
Walk and record
We survey the shared areas of the development and write down what is there and what condition it is in.
Agree the routine
Cleaning, grounds and servicing intervals are set for the development and put in writing, so everyone knows what is included.
Carry it out
The work is done to the agreed routine, with faults raised as they are found rather than held until the next visit.
Check and report
Completed work is checked, and residents can ask what was done and when.
