Before the figures
How the charge works
Residential management is charged as a service charge, worked out over the year and reconciled against what was actually spent once the year closes. Because every development contains different things, there is no single figure that is honest for all of them.
What follows are guide bands for the individual pieces of work, shown per unit or per visit so they can be compared with what you are being charged now. The figure that applies to your building is confirmed in writing once we know what the development includes.

Block & estate management
Management of the building and the shared parts: maintenance coordinated, communal areas kept up, contractors dispatched, owners informed in writing.
Communal area upkeep
Corridors, stairs, grounds, lighting and entry system checks and bin store management on a fixed routine.
Repairs & maintenance coordination
Fault received, trade instructed, quote compared, completed work inspected and recorded.
Contractor management
Insurance and certification checked before instruction, scope and price compared, site hours and completion recorded.
Property administration
Service charge records, annual reconciliation, meeting papers and statutory records kept for the development.
Resident & leaseholder support
A single point of contact, written and telephone reporting, and a route for anything that needs escalating.
Note. The bands above are guide figures for a typical development and are shown so you can judge the order of things before you speak to us. The figure that applies to your building is confirmed in a written quotation once we know what the development actually includes. Nothing here is a fixed price and nothing here is a fee we add on top without telling you first.
How they are put together
Common combinations

| Management and communal upkeep | The standard arrangement for a purpose-built block with shared hallways, stairs and grounds. Day-to-day management charged per unit, communal areas serviced on a set routine. |
| Management and repairs coordination | For conversions and smaller developments where grounds are minimal but the building’s shared parts still need maintaining and faults still need chasing. |
| Management, communal upkeep and contractor management | For estates with communal land and regular trade work, where comparing contractors and recording site hours is worth doing as its own exercise. |

Reconciliation
What happens at the end of the year
The charge you pay during the year is based on what the development is expected to need. At the close of the year, that is compared against what was actually spent, and the difference is explained to owners — a surplus or a shortfall, stated plainly.
If an item on your statement looks wrong, ask for the breakdown. You are entitled to see how the figure was built, and if something has been charged that should not have been, it gets corrected and confirmed in writing.
